Domestic Energy Performance Certificate

All Properties require an Energy Performance Certificate (EPC) when being sold or let. An EPC is a report that provides home owners (as well as landlords), tenants and prospective buyers with an assessment of how energy efficient a property is. Furthermore, the report details the rating for the property and provides an indication of it's environmental impact, to help reduce CO2 output.


Before a building is put on the market the seller or landlord must commission an EPC for the building if no valid EPC exists already for it. A person acting on behalf of the seller or landlord (for example, the estate or letting agent) must be satisfied that an EPC has been commissioned for the building before it is put on the market. The seller or landlord or a person acting on their behalf must use all reasonable efforts to ensure the EPC is obtained within seven days. A further 21 days is allowed if after using all reasonable efforts the EPC cannot be obtained within seven days.


An EPC is valid for 10 years or until a newer EPC is produced for the same building no matter how many times the property is sold or rented out during that period.

Minimum Energy Efficiency Standard (MEES)

The Domestic Minimum Energy Efficiency Standard (MEES) Regulations set a minimum energy efficiency level for domestic private rented properties.

Since 1 April 2020, landlords can no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below E, unless they have a valid exemption in place.

If you are currently planning to let a property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you enter into a new tenancy.

If you are currently letting a property with an EPC rating of F or G, and you haven’t already taken action, you must improve the property’s rating to E immediately, or register an exemption.

If your property is currently empty, and you are not planning to let it, you don’t need to take any action to improve its rating until you decide to let it again.

Recommendations

An EPC includes recommendations on how the energy performance of the building can be improved (to reduce running costs) together with an indication of the payback period.

There is no statutory requirement to carry out any of the recommended energy efficiency measures stated unless of the property is being rented out.

Appointment

Our appointed assessor or engineer will make contact in accordance with your instructions in order to arrange an appointment. We will confirm the appointment date and time to you via email. We will also confirm the assessors/engineers accreditation number so that you can check their accreditation status.

Certificate(s) Issued

Once the assessor or engineer has attended your property in order to complete the assessment/inspection, the report/certificate will be produced. Your report/certificate will usually be produced and uploaded within 24-48 hours of the appointment taking place.
